Our Full Management service is simply that we will take care of every everything from finding your tenants, collecting the rent, chasing late payments and arranging the contractors. Essentially, we'll take care of everything needed for a smooth letting experience.

Rent Collection Service

Our Rent Collection service is one step up from our Let only service – and is designed for landlords who are happy to manage the property's maintenance, including arranging contractors. But would like some help finding tenants, setting up the tenancy, ensuring compliance and collecting rent. We will market the property as we would in Let Only and then take care of rent collection.

  • Collect Standing Order rent payments and forward promptly to your bank account using BACS system
  • Ensure payments are received promptly on the due date
  • Where necessary chase any late payments keeping you fully informed and pursue guarantors (where applicable)
  • Send a detailed statement of your account every month
  • Forward copies of statements to your accountant and/or solicitor as requested at the year end

Let Only

  • Assess your property in relations to current market conditions
  • Match your property with suitable applicants through our extensive tenant register
  • Promote your property through local press, our website, various portals including rightmove.co.uk, twitter and facebook
  • Arrange and accompany viewings at the property
  • Interview and assess prospective tenants
  • Fully credit check, bank, employer and previous landlord references of prospective tenants (where applicable)
  • Negotiate the terms of the tenancy in line with your instructions and requirements
  • Prepare all necessary paperwork
  • Collect the first month's rent and deposit (against possible damages), and organise for future monthly rent payments to be paid directly to you via a standing order
  • Lodge the deposit within an approved provider, Safe Deposits Scotland and issue the prescribed information
  • Deal with the return of the deposit at the end of the tenancy
  • Introduce insurance products to landlords and tenants as appropriate

Pre-purchase Rental Survey

For landlords that are looking to purchase a buy-to-let property, we also offer a Pre-Purchase Survey at no cost to advise landlords on the viability of the investment which includes the following:

Inspection Only Service

Occasionally landlords require, as part of their insurance, a property check or inspection to be carried out if their property is vacant for a period of time.   We offer an inspection service inclusive of photos and a detailed report at a cost of £30.00 per visit if the property is in Glasgow, Stirlingshire, Loch Lomond and the Trossachs.
