How do I arrange a Viewing?

When booking appointments, it should be noted that all viewings are accompanied by a member of Endrick Property and in the interests of staff security we ask for proof of identity in the form of a Passport, Driving Licence, ID card or Bank card.

If I am interested in taking a property, what is the procedure?

All our tenancies are subject to completion of an individual tenant referencing assessment. This is carried out by Homelet, a Referencing Agency, who complete a full check on employment status, current and previous address and a credit check. All tenants must complete the referencing form in full. There are no tenant fees whatsoever.

How long does the process take?

The referencing form is normally processed within 48 hours; thereafter it is dependent on how quickly those asked to provide references respond. It is helpful if applicants warn their referees they will be contacted and ask them to reply promptly. References must be completed on all tenants prior to taking occupation of a property.

How do I reserve a property while the referencing is being done?

You will need to pay – £250.00 Holding Fee; this will be credited against the first month's rent. This deposit will be returned if for any reason the tenancy does not proceed.

How much do I need to pay before I can move in?

In addition to the referencing process a number of formalities must also be completed prior to taking occupation of the property as follows:-

  • Deposit equivalent to one month's rent.
  • First month's rent, less the £250.00 holding fee.
  • Signing of the AT5, tenancy agreement and acknowledgement of TIP.
  • Completion of a standing order mandate for rental payments.
  • Residential properties are usually let on a minimum period of 6 or 12 months and we request that rents are paid by Standing Order.

What happens after I move in?

We aim to leave you to enjoy your home in peace; you'll only see us on the following occasions, if you are living there when they fall due:-

  • Annual inspection and certification of all gas appliances by a GasSafe registered engineer.
  • Annual maintenance checks for security and fire alarm systems, and entryphone units.
  • A periodic internal inspection of the property. We will always give you advance notice of this and ask you to leave us a note of any repairs required for collection.

The only time we will enter your home without warning is in case of emergency – for instance, if a resident of a flat below yours reports water coming through their ceiling andwe are unable to contact you.
